Repair, Sand and Finish Wood Flooring in Springfield Apartments

Dan’s Floor Store 904.887.8303 was contracted to repair, sand, and finish the wood flooring in 18 apartments in the historic Springfield neighborhood of Jacksonville, Florida. The flooring was a mix of Red Oak, White Oak, and Pine.

There were many areas of wood flooring to repair throughout some of the apartment homes, due to termites and other damage. We used the weave-in method to replace sections of wood flooring from other old, vintage homes in the area.

In some of these photos, you can see where we used recovered subfloor, and lighter areas in the flooring show where the subfloor touches the beams.

In all, our crew repaired, sanded and finished nearly 14,000 square feet of wood flooring in these apartments to restore a beautiful, natural wood look!

We applied 3 coats of polyurethane; 1 coat of Bona Fast Dry Sealer, and 2 coats of Pallmann Power Ultramatte.

This job took nearly a month for the Dan’s Floor Store crew to complete. It took a lot of work to remove the layers of wax, paint, tar, drywall residue and more that had accumulated on the existing flooring in each apartment unit. For us, each unit was a time consuming labor of love to be prettied up, and we did!

Sand and Finish Red Oak Floors in Jacksonville Florida

Dan’s Floor Store 904.887.8303 was contracted to refinish the Red Oak floors for a client near Craig Airfield in Jacksonville, Florida.

During our FREE On-site evaluation and consultation, this client chose a natural, clear, water based poly (matte) finish by Pallmann . This finish will blend nicely with the newly installed ceiling in their dining room and kitchen.

There were not damaged planks in the wood floors. Weave-in repairs with new Red Oak planks were not needed.

Our crew began this project by sanding the Red Oak flooring to remove the old finish. In some of these photos, you can see our big Lagler-Hummel belt sander that we used for larger areas of the floors. To complete preparing the flooring, our crew used edge sanders and hand scraped the edges of the wood flooring.

Installing Trubalance Golden Red Oak flooring in Palencia

When the owner of a home in the Palencia community in Ponte Vedra was ready for new wood flooring for the second floor of their home, they called Dan’s Floor Store 904.887.8303 for a FREE Consutation.

Based on our consultation, they selected 3/4″ thick by 5″ wide Trubalance Golden Red Oak Exclusive flooring from the Admiration Collection by Mirage. Trubalance is real wood over an SPF (Spruce, Pine, and Fir) Quarter sawn core layer; “a more environmentally friendly approach”.

Our crew began by repositioning the furniture, removing the old flooring, and leveling the sheet plywood subfloor by sanding all the edges.

This job gave us a chance to practice some match staining on some nosing. We had to do some shimming at a doorway. The second floor of this home had several walls at an angle to the main area, and several curved walls. Our crew practices the “measure twice, cut once” work practice, which is helpful, more efficient, and less frustrating.

As can be seen in some of the photos, these new Trubalance Golden Red Oak flooring was taller than the existing banister woodwork. Our crew created beautiful trim to transition between the two surfaces.

Natural Look for Red Oak Floors in St. Augustine

Dan’s Floor Store 904.887.8303 was contracted to sand and finish the Red Oak floors in a home in the Pelican Reef community of St. Augustine. The neighborhood is located right on the marsh, very close to the St. Augustine Amplitheater.

Our clients wanted a more natural look for their wood floors.

We began by sanding and hand scraping the edges of their Red Oak flooring to the bare wood.

To achieve a bare wood/naked wood/natural wood look for our clients, our crew first applied Pallmann Natureseal to their wood floors.

Next we applied 2 coats of Pallmann Pall-X Pure. This Pall-X Pure provides a surface that doesn’t shine or reflect highlights, with small amounts of white pigment to keep the wood species pure in appearance, without yellowing.

Install, Sand and Finish Red Oak Flooring – Mandarin

Riverside Mandarin - client's homeClients whose home was damaged by Hurricane Irma (which came through Jacksonville, Florida in September 2017), called Dan’s Floor Store 904.887.8303 to help restore their home.

This project started with us leveling the concrete slab subfloor (as we do for all wood flooring installation jobs). Our clients selected a 3″ wide, unfinished, engineered Red Oak flooring by Maxwell. This wood flooring product is made in the USA, and will harmonize with the existing 3″ wide Red Oak flooring on the upper floor. (Which our crew will sand and stain in a few weeks, to match the color wood flooring selected for the first floor wood.) We installed the Red Oak flooring using Bostik Pro Cure adhesive. To prepare the fireplace in the center of the room for the new wood flooring, our crew undercut the bottom edge with a jamb saw equipped with a diamond blade. We measured and cut each board to fit the bumpy contour of the central fireplace with a jig saw.

After completing the flooring installation, our crew began sanding the new flooring. Our client’s selection of an engineered wood flooring was a benefit to the time frame required for this project. This is because engineered wood does not require acclimation time after installation; we can begin sanding the flooring to prepare for staining and finishing immediately.

Next we “popped the grain” of the wood with water, to achieve a deep, beautiful color stain. Our crew applied Bona Jacobean stain.

We finished this Red Oak flooring with durable Pallmann products – 1 coat of Pallmann Clear Sealer, and 2 coats of Pallmann Power finish – satin.

Restoring Water Damaged Red Oak Flooring – Atlantic Beach

Refinished, water damaged red oak flooring - close upThe owner of a home on Beach Avenue in Atlantic Beach called Dan’s Floor Store 904.887.8303 for a free consultation and estimate, to restore their water damaged Red Oak flooring. Wind and water from Hurricane Irma had created a slight cupping of the wood floor at the front door. Also the homeowner did not like that he could not see the grain of the wood in his black stained wood floor.

We concluded that the prior floor man double or triple stained the wood floor to get the color that dark, a process which covered the grain of the wood entirely.

As our crew rough sanded the water damaged Red Oak flooring I could see that it was a 5″ wide, rotary peeled Red Oak flooring, from our experience dealing with wood flooring from a wide variety of vendors. I also noted the wood flooring had a mineral streak, and was made of a lower grade of wood, but we can work with that.

After sanding some of the floor, we put down a “pop grain” Dura Seal True Black stain sample, and it looked great! The wood grain in the flooring was clearly visible, and the color was just what the client wanted!

Applying stain to grain popped, sanded red oak flooringOur Dan’s Floor Store crew completed all of the sanding (and hand scraping the corners) of the floors. Then we “popped the grain” of the wood by rubbing the sanded wooden floor with water dampened cloths. Water from the damp cloths raises the grain of the wood, allowing the stain to penetrate deeper into the wood.

Next we applied the applied the Dura Seal True Black stain. We had to give the black stain extra dry time because that stain is super pigmented.

Our crew finished these floors with two coats of Bona Mega Clear HD satin (which eliminates an amber tint to the wood). We buffed the first two coats of Mega Clear HD to get a smooth surface. Then we applied a final finish coat of Bona Traffic HD satin for a super durable finish.

Our client was very happy with the new look for his wood floor. Before we even completed finishing his floor, our client had given me several referrals to his friends, for work on their wood floors. I can proudly say that our client was thrilled with his refinished wood floor.

Refinishing Old Wooden Floors – Jacksonville Beach

Refinishing the wood floors in your home or business is an opportunity to give your place a new look, and that’s exactly what these clients did for their Jacksonville Beach home.

Whitened old wooden floorTheir home was built in the 1950’s, with a medium brown stain applied throughout the home. Our clients had a color in mind for their floor prior to my arrival to meet with them and provide an estimate for this project. Just knowing what they wanted prior to our meeting was very helpful. They told me that they wanted to make their wood floors as white as possible. To achieve this look, I chose:

After our crew rough sanded the medium brown stain off the wooden flooring, the species became distinguishable. The wood flooring in most of the home was a mix of Red and White Oak. And this flooring was also a mix of different grades, ranging from Number 1 common to Clear grade. The kitchen floor was an entirely different specie from the rest of the house – Knotty Heart Pine.

We went through all of the stages of sanding on these floors. We had to start with 36 grit sand paper (for the rough cut). Then we went to 50 grit (intermediate cut). Next we used 100 grit (fine cut). After this sanding, along with hand scraping all the corners of the rooms, we buffed the flooring out using 100 grit with the Bona Multidisk.

The next step in refinishing these old wooden floors was “popping the grain” of the wood by rubbing the floor with water dampened cloths. Popping the grain of the wood flooring raises the grain to allow a stain to penetrate deeper into the wood. This step of popping the grain is a MUST with a white stain, because of how pigmented this color is.

Then our crew applied Bona White, then 3 coats of Bona Nordic, followed by a final coat (after buffing the floor smooth) of Bona Traffic HD extra matte.

Refinishing Solid Red Oak Flooring – Jacksonville Beach

Refinished solid red oak flooringAs part of the renovation of a home built in Jacksonville Beach in the 1970’s, the owners wanted the solid Red Oak flooring refinished. They contracted Dan’s Floor Store 904.887.8303 to refinish their wood floor, adding a gray stain for a sort of driftwood, beachy look (since the home is near the Intracoastal Waterway).

Our Dan’s Floor Store crew found an immense amount of wax built up on this wood floor. Waxing floors was an old fashioned way that people used to use to finish and protect their floors. Now, polyurethane is the more commonly used finish coating. Polyurethane is longer lasting and more durable than wax.

To remove the old wax build up and smooth the solid red oak flooring, we sanded the floor. Our crew started with 36 grit sandpaper. Then went to 50 grit, and finished with 100 grit for a smooth finish. We followed this sequence with both the edger sanders as well as the big Lagler-Hummel belt sanding machine. Our crew hand scraped all of the corners of the wood floor. Then we buffed the entire area with 100 grit sandpaper.

To get the look our clients wanted in their solid red oak flooring, we applied a little water to “pop” the wood grain. This is done prior to applying the stain. This technique allows the stain to penetrate deeper into the wood, resulting in a darker, richer look than if the stain were simply applied, straight out of the can. “Popping” the grain is really a must when applying a pastel color such as gray. The stain we used was a DuraSeal Classic Gray, that we modified for a custom shade that appears slightly darker.

After allowing the proper drying time for the pop and stain, our crew finished these solid Red Oak wood floors with three coats of Bona Traffic HD with a matte finish. Bona Traffic HD is a quality scuff, scratch, and chemical resistant finish.

We also sanded, stained, and refinished the adjacent stair treads to match.

Red Oak Flooring Refinishing – Cimarrone Country Club

They had pre-finished Mannington wood floor; rotary peeled Red Oak with an aluminum oxide finish.

Based on our consultation with our clients, our crew sanded their wood floor down (to remove the original finish), and then gave their floor a dark gray stain and a durable finish.

After staining the clients’ Red Oak floors, we finished them with Bona Mega Clear HD satin. This is a waterborne wood floor finish dries clear with no ambering, so it will not yellow over time.

Beautiful results! Our staining and finishing turned out very, very even. Our clients were as happy as we were with the new look on their Red Oak floors, and we like having happy clients.

Rift and Quarter Sawn Red Oak Flooring Installation – Ormond Beach

Installed rift and quarter sawn red oak wood flooringDuring a Free Consultation with Dan’s Floor Store, homeowners in Ormond Beach, Florida contracted us to improve their home by installing some rift and quarter sawn Red Oak flooring.

Wood flooring not only looks good but properly installed wood flooring will often increase the value of a home or business during resale.

Our client selected 9/16″ thick by 5″ wide, engineered, straight grain, rift and quarter sawn Red Oak flooring by EcoTimber. Each plank is about 3′ long, and select grade.

We don’t have any photos of removing the existing flooring on this project. On some projects, we start by removing the old carpeting and carpet padding. For some projects, we remove existing tile, or old wood or laminate flooring.

On this project, first we leveled the concrete subfloor. Leveling is an important step. Pad and carpet can hide the unlevel concrete slab, but wood flooring (or tile flooring for that matter) cannot. The concrete or wood subfloor needs to be leveled before hard surface flooring such as wood or tile is installed, to prevent damaging or reducing the useful life of the wood or tile flooring.

Then we started installing the new rift and quarter sawn Red Oak flooring. There were some long runs of wood flooring in this project. The longest run of wood flooring was 70′ long – down the hallway and then into a back room. The new Red Oak flooring really looks nice.
